Complete interior demolition and renovation of 100 years plus building in Historical zone. The scope
includes redesign of 10,000 plus space, demolition of asbestos and lead paint abatement. New framing
partitions, electrical, plumbing, Fire Sprinkler Systems, elevator shaft. The project requires all utilities
upgrades to handle the new proposed space capacity. Upgrading electrical service from 200 Amps to 600
Amps Electric, Gas service from 1.25 Inches pipe gas to 4 inches pipe Services, Incoming water service
upgrades 1.5 Inches pipe to 6 inches and replacing and old cast iron sewer service to the city main.

This design-build mixed-use commercial project in Ununio Beach Tanzanian features high-end apartment units with balconies overlooking the Indian Ocean, boasting glass walls and 12-foot ceilings.
The main floor, with its impressive 16-foot ceilings, will house a premier sports social club-style restaurant and bar. The interior design includes custom-molded 30 inches columns, LED-lit capitals, and two private VIP fan caves. A striking 3-sided feature bar, topped with a 36-foot steel tower wrapped in vibrant LED panels and accented with massive 120' screens, serves as the space's centerpiece.
The rooftop will be an exclusive haven for private events, complete with a full bar and unique beverage walls. This sports enthusiast's dream will create an unparalleled guest experience, featuring state-of-the-art restroom facilities and a top-of-the-line commercial kitchen.
This project is a collaboration between two esteemed architectural firms: Arium A/E from Columbia, MD, and The Line Group from Maputo, Projected delivery date is Summer 2026.
